Terms & conditions
The agreement between you and us when you book the apartment.

Who you are booking with
Avora Executive Homes, of Altura, Upper Hill, Nairobi, Kenya. In these terms “we” means us and “you” means the person named on the booking, who is responsible for everyone in the party. You can reach us at stays@avoraexecutivehomes.com or through the contact page.
When the booking is made
Booking through this site normally confirms immediately: the apartment is held for your dates as you book and you receive a confirmation email. That email is the contract between us.
Occasionally a booking arrives as a request instead — either because we have switched to confirming by hand, or because the last free apartment went while you were filling in the form. In that case the apartment is not held against anyone else until we confirm it, we will answer quickly, and nothing is owed either way if we cannot take the dates.
Price and what it includes
The nightly rate shown at the time of your request is the rate you pay. There is no booking fee, no commission, and no service charge added afterwards.

- Rates are shown in US dollars. You may pay in dollars or in Kenyan shillings at the rate on the day
- Taxes
- Any tax or levy that applies is already in the rate. Nothing is added at check-in
- Included
- Wi-Fi, utilities, daily housekeeping, building facilities
- Not included
- Airport transfers, food, and anything you arrange through us with a third party
- Security deposit
- None. We take no deposit and hold no card
Paying
Payment is taken in full when you arrive, in person. Nothing is charged online, no card details are taken, and no card is held against the booking.
We accept M-Pesa, cash, card and bank transfer — whichever suits you. A receipt is issued for whatever you pay, and we will address an invoice to your employer if someone else is paying.
We ask to see photographic identification for the lead guest at check-in. This is ordinary practice for serviced accommodation in Kenya and for the building we are in. We note the name and check it against the booking; we do not keep a copy of the document.
Changing or cancelling
Set out in full on the cancellation page. In short: tell us as early as you can, and because nothing has been charged there is normally nothing to refund.
The stay
- The apartment takes two guests. Two adults, or one adult and one child. We cannot accommodate more, and a party larger than the booking may be turned away.
- Arrival and departure times are agreed with you rather than fixed — tell us your flight or your plans. Where we can be flexible we will be, and where the apartment is booked either side of you we will say so. Earlier or later is sometimes possible — ask.
- The house rules form part of these terms.
- You are responsible for damage beyond fair wear and tear, and for anyone you bring. We will show you the actual cost of repair or replacement and ask you to cover it, with nothing added. No card is held, so nothing is ever taken automatically.
If something goes wrong
If the apartment becomes unavailable through something outside our control we will tell you immediately, refund anything you have paid in full, and help you find somewhere comparable nearby — covering the difference where the alternative costs more for the same dates.
Beyond that, our liability to you for any one booking is limited to the total amount you have paid us for that booking. We are not liable for indirect or consequential loss — a missed flight, a cancelled meeting, a lost commercial opportunity — however it arises.
Nothing in these terms limits or excludes liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited or excluded under the laws of Kenya. Nothing here affects your rights under the Consumer Protection Act 2012.
Please tell us about a problem while you are still with us. Almost everything is fixable on the day and almost nothing is fixable afterwards.
Law
These terms are governed by the laws of Kenya, and the courts of Kenya have exclusive jurisdiction over any dispute arising from them. If any part of these terms is found to be unenforceable, the rest continues to apply. We may update these terms, but the version that applies to your stay is the one published when you booked. Your personal information is handled as described in our privacy page.
